All cabins, homes and condos offered by the Black Butte Ranch Rental Program* are privately-owned vacation rentals.  There are a limited number of hotel-style rooms located within the Lodge Condo complex near the Lodge.  All properties are classified as Quality, Premium or Executive and are rated on a regular basis by an independent service provider.  We also offer Signature Homes, a “suite” and upscale alternative for the discriminating vacationer.  Accommodations reflect the individual owner preferences in décor, furnishings and amenities.

• Black Butte Ranch is a member of Vacation Rental Management Association (VRMA).

• Black Butte Ranch is a member of Oregon Lodging Association (OLA). 

• Black Butte Ranch is a registered property management company.  Our properties are regularly inspected per Deschutes County and State of Oregon code.

• Property Classifications are provided regularly by Premier Lodge Rating Services, Aspen, Colorado. 
• Our Owners are committed to maintaining their privately-owned vacation rentals to recommended standards by this service. 

• Nightly accommodation rates include use of Ranch resort recreational facilities. The Recreation Fee is included.

• Rates are subject to 7% Deschutes county room tax and an additional 1% Oregon state tax.

• Rates are per night; minimum stay may apply.

• Cleaning fees apply to the duration of stay unless otherwise noted on Lodging chart

• Roll-away beds and cribs are available for an additional charge

• Full Service Accommodations: Kitchens, washers and dryers available in the unit.

• Ask about our pet friendly lodging options in some accommodations. If a unit is not listed as "pet friendly" then pets are not permitted at that home.

• All vacation rentals are smoke-free.

• Minimum stays may apply - call for details.

• All vacation rentals are privately owned. ADA certified properties are not available on site. We do have handicapped-friendly units with bathroom assistance and easy entry access.

• A four-night minimum stay is required in full-service accommodations in July & August, when a Friday or Saturday night is included in the reservation request.

• If your reservation is during the week, Sunday through Thursday, there is no minimum night stay for full-service accommodations.

• Hotel-style rooms are located within the Lodge Condo Complex near the Lodge.  They have a three-night maximum stay, year-round.  The nearest laundry facilities are located in Sisters.

• Minimum stays may be required seasonally

• Extended stays 31 nights or longer will receive a 10% discount on the entire stay.  There is no State or County room tax required for extended stays.

• Check-out time is by 11am.

• Unauthorized late check-outs will be billed for an additional night

• No extensions are granted for a late check-out in July & August and during some Holidays

• Reservations cancelled 45+ days of your arrival = $50 processing fee

• Cancellations between 45-30 days of arrival = 50% refund of advance deposit

• Cancellations less than 30 days of arrival = forfeit deposit

• Early Departures and No Shows:  No Refunds.

• Full-service accommodations allow you to do your own laundry.  Service during your stay can be requested.  Mid-week towel and garbage service for stays longer than 4 nights is provided

• Hotel-style rooms have daily service.  We triple-sheet our rooms!
